			<content:encoded><![CDATA[<p>It took a while but it looks like winter has finally arrived. Oh and Happy New Year by the way! In case you haven’t heard the sales number are in for 2011 and they look pretty good.  According to The Des Moines Ares Association Of Realtors (DMAAR)  7,877 homes were sold in 2011, compared to 7,677 sold in 2010. When you think about it 2010 was a big year for incentives to buy a house. Many people got $8000 to buy a home that year. In 2011 there were no incentives just the best rates we have ever seen.With jobless rates going down and the consumer index going up we a destined to have a stellar 2012 when it comes to home sales in Central Iowa. I can’t wait to see what the new brings!!!</p>

			<content:encoded><![CDATA[<p>I heard that the National Weather Service is predicting a pretty wet month of June. Well so far they are right on the money.  I’m already hearing stories of wet basements and ruined personal belongings. Just because you have a sump pump doesn’t mean you are safe from Mother Nature. I know I lost power a few times the other night so I’m sure others did as well. If you don’t have power you don’t have a sump pump pushing out that water trying to creep into your basement. Of course there are options like a battery backup sump pump. I’m thinking it’s worth the investment especially if you are trying to protect your finished basement.  Look I’m no expect when it comes to protecting your home from water. However I do know who is! And while these services can be valuable and worth the subscription fees and cash guarantees, there are steps proactive consumers can take to protect their personal credit information and save a few bucks in the process – if they’re up for the challenge. The following are a few pros and cons of both options.</span></div>
<div><strong>Fraud Alerts</strong> – The main step credit protection programs take is to activate a fraud alert on your credit profile at all three major credit bureaus: Equifax, Experian, and TransUnion. This action alerts creditors that they must verify your identity before opening any credit accounts, making it much more challenging (although not impossible) for any credit accounts to be opened in your name. The good news is you don’t have to pay a company to do it for you. You can activate a fraud alert on your own credit reports for free. The problem, however, is that fraud alerts are temporary and have to be renewed at each of the three main bureaus for each person in your family, depending on which type of alert you activate. This can be difficult to manage if you don’t stay on top of the deadlines.</div>
<div>Currently there are three types of fraud alerts: A three-month fraud alert, which is the main service credit protection companies provide to you for a fee. For active military consumers, there’s a one-year fraud alert. And, if you can prove that your identity has been stolen, you may be eligible for a seven-year fraud alert. <div><strong>Opt Out List </strong>–<strong> </strong>After placing a fraud alert on your credit profile, the next step is to request that your name be removed from all pre-approved credit offers and junk mailing lists. Credit protection companies will likely do this for you as part of their paid service, but you can do it yourself by calling 1-888-5-OPTOUT (1-888-567-8688) or you can go to <a href="https://www.optoutprescreen.com/" target="_blank">https://www.optoutprescreen.com</a>.</div>
<div><strong>Free Credit Reports and Monitoring</strong> – This is where credit protection companies really earn their money. While you have the right to a free credit report from each of the three credit bureaus once a year, all subsequent credit reports will cost you. For a lot of consumers, monitoring their credit report once a year is simply not enough, and credit protection companies that provide more frequent monitoring options as part of their service can create a peace of mind well worth the subscription fee. <div><strong>No Guarantees</strong> – The biggest value of credit protection companies is a cash guarantee. After all, when it comes to credit protection, there is no single method to avoid identity or credit theft 100% of the time. With this in mind, some credit protection companies offer a cash guarantee up to a certain amount to fix the errors caused by the failure of their services.</div>
<div>Ultimately, it’s your responsibility to protect your credit. And while there are steps you can take to do it yourself, remember one thing: There’s no shame in calling in the pros.</div>

			<content:encoded><![CDATA[<p>I think we can all agree that spring time in central Iowa is the best time of year. Not only does it bring the warmer weather and all other glorious things it also causes many people to come out of their shell. Being stuck in our homes for the last 5 months will do strange things to many of us. So along with the flowers and the frisky birds comes the beautiful sound of our phones ringing. Yes it’s time for the yearly ritual of the over anxious home buyer and seller. There is nothing better than getting that call from eager buyers ready to spread their wings and see what the market has to offer. The spring of 2011 offers some of the lowest interest rates that we have seen for some time. Odds are the rates are going up later in the year so why would anyone want to wait. This time of year always reminds me of why I got into this business. Sure the sales are great but it’s often more than that. If you can help someone with the purchase of a new home it can be really rewarding. I get to help countless people every year start a new chapter in their life.
